Local Self Storage SEO: The 2026 Guide to Google Business Profile, Maps and Reviews

Almost every storage search is local. Someone searches "storage units near me" or "self storage in [town]", and Google answers with a map and three facilities before it shows a single website. Local SEO is the work of being one of those three, and of being the one they choose.
This guide covers how the local results work for storage, and the six things that move them. For the wider picture, see the self storage SEO guide.
How the local pack works for storage
The map results (Google calls them the local pack, and they continue in Google Maps) are ranked on three broad things:
- Relevance: how well your Google Business Profile and website match the search ("climate controlled storage", "RV storage").
- Distance: how close the facility is to the searcher, or to the place they named. You can't change this, which is why each location has to win its own area.
- Prominence: how well known and well reviewed you are: reviews, links, mentions across the web, and your website's strength.
Because distance matters so much, your ranking changes from street to street. A facility can rank first a mile away and not at all five miles away.
1. Get every Google Business Profile right
Your profile is the single biggest local factor you control. For each facility:
- set the primary category to "Self-storage facility", and add secondary categories only if they're true (for example, RV or boat storage);
- use your real business name, without keywords added to it;
- enter the address, phone number and hours exactly as they appear on your location page, including access hours where your category offers them;
- add real photos of the entrance, office, units and security, and refresh them regularly;
- link to that location's page, not your homepage.

2. Earn reviews, and answer them
Reviews feed prominence and help renters choose. Ask every new tenant at move-in, with a direct link to your review form, and reply to every review within a few days. Specific reviews ("the gate code worked the first time and the 10x10 was spotless") help more than a row of five stars with no text. Never offer anything in exchange for a review, and never buy them: both break Google's rules.
3. Give each location a page that matches its profile
Google checks your profile against your website. Each facility needs its own page with:
- the same name, address and phone as the profile;
- hours, access hours and directions;
- its own photos, amenities and reviews;
- live units and prices, with a way to rent online;
- LocalBusiness or SelfStorage schema markup with the same details.
Add storage-type pages for what each location offers, so the website can match more searches than the profile alone. See what the best self storage websites include.
4. Keep your details consistent everywhere
Your business name, address and phone number appear on directories, aggregators, maps apps and industry listings. Where they disagree with each other, or with Google, it weakens your local signals and confuses renters. Audit the main listings once a year, and fix any old addresses, phone numbers or names left over from a previous owner or brand.
5. Let renters book from Google
A booking action on your profile lets a renter go from the map result straight to reserving or renting. Storagely's Reserve with Google adds that action, publishes your unit types, sizes, options and current starting prices to Google, and keeps them in sync with availability. Rentals that started on Google are identified as such for 30 days.
6. Track where you rank on the map
Because local rankings change with distance, one ranking number doesn't tell you much. A geo-grid check shows your position at points across the area around each facility, so you can see where you're strong and where you disappear. Storagely's free Scorecard includes a local visibility geo-grid for one location.
Also watch each profile's performance report (calls, direction requests and website clicks), and compare those numbers with the rentals each location produced.
Local SEO for multi-location operators
Everything above applies to every location separately. Manage profiles in groups so updates reach every location, keep naming consistent across the portfolio, and give each location its own page, photos and review requests. A strong brand helps, but each facility still has to win its own few miles.
FAQ
How do I rank my storage facility higher on Google Maps?
Complete and accurate Google Business Profile details with the right category, a steady flow of genuine reviews, a location page that matches the profile, and consistent details across the web. Distance to the searcher also matters, and you can't change it.
What category should a self storage facility use on Google?
"Self-storage facility" as the primary category. Add secondary categories only for services you actually offer.
Does each storage location need its own Google Business Profile?
Yes. Each physical facility with its own address should have its own verified profile, linked to its own page on your website.
How do reviews affect local SEO for self storage?
Review count, rating and recency all contribute to how prominent Google considers you, and they strongly influence which facility a renter picks. Ask every new tenant, and reply to every review.
Can renters book a storage unit directly from Google?
Yes, if your profile has a booking action. Reserve with Google adds one, and passes the renter to your rental flow.
